There was just a price reduction on the Kenwyn Court listing in Summit Pointe. It is ow listed at $1,025,000. I think this is a GREAT price for house in this neighborhood.
Another best buy, that is already in escrow after being listed only for a couple of days, is a house in Top O' Topanga. It's a 3 bedroom/2 bath with a two-car garage and it's listed at just $299,000. Wow.

Currently, I believe Topanga Canyon's best buys include a handful of listings in Summit Pointe. Summit Pointe is an unusual neighborhood for Topanga. It's a guard-gated community at the north end of Topanga Canyon and consists of about 80 homes that were built in the early to mid-1990s.
Most of the homes have square footage in the 3500+ range, 4-5 bedrooms, 3-4 bathrooms, and 3-car garages. Many have swimming pools and some have beautiful views of Topanga Canyon or the San Fernando Valley.
The most recent sales of these homes has been in the 1.2 million range and for the size of home you get, with some quality amenties, in a nice neighborhood that's in a great area, I think, for Topanga, these are a best buy.
